The legal framework governing our architectural design desk, preliminary cost estimation tools, and turnkey residential builds.

Section 01

Acceptance & Contractual Framework

Binding governance upon accessing our digital ecosystem or engaging in preliminary architectural consultations.

By accessing this digital portal or submitting project requests, you agree to comply with all established terms and conditions.
All physical construction projects are executed under formal, legally binding bilateral construction agreements.
In the event of conflict between digital website terms and an executed physical build contract, the physical signed contract takes precedence.
Section 02

Proprietary Blueprints & Spatial IP

Absolute intellectual property protection covering all custom renders, floor plans, and structural details.

All 3D architectural renders, structural calculations, custom floor plans, and photographic case studies are the exclusive property of WJ Construction.
Clients purchasing bespoke architectural design packages receive an exclusive license to construct the building on the designated land parcel only.
Commercial reproduction, redistribution, or resale of our proprietary CAD drawings without written permission is strictly prohibited.
Section 03

Cost Estimator & Feasibility Disclaimer

Digital calculations serve as preliminary feasibility projections rather than binding quotes.

Values produced by our digital Cost Estimator Wizard represent mathematical feasibility models based on average regional material indices.
Official binding quotations are strictly issued via an itemized Bill of Quantities (BOQ) following physical site inspection and soil core analysis.
Material price fluctuations in global structural steel, timber, and imported finishes may influence final BOQ calibrations.
Section 04

Milestone Billing & Handover Protocols

Structured financial and physical verification ensuring zero surprise variations.

Payments are staged in accordance with verified physical milestone achievements (e.g. Substructure, Superstructure, Roofing, Finishes).
Any client-requested design variations must be documented and signed via a formal Project Variation Order (PVO).
Handover is conducted following joint architectural punch-list inspection and issuance of municipal Certificate of Conformity (COC).
Section 05

Governing Law & Dispute Resolution

Complete legal compliance under the substantive legal framework of Sri Lanka.

These terms and all commercial transactions through our platform are governed by the laws of the Democratic Socialist Republic of Sri Lanka.
Both parties commit to resolving disputes amicably through certified architectural mediation before seeking judicial remedies.
Exclusive jurisdiction for all unresolved legal disputes resides within the commercial courts of Colombo, Sri Lanka.
